Description

Position Summary:

Responsible for the general repair and maintenance of the Partnership’s facilities and grounds. Works closely with the Facilities Field Supervisor, Licensing Resource Specialist, Team Leaders and support staff to ensure facilities are inspected, pro-active maintenance occurs, and work orders are completed in a timely, effective and efficient manner that is acceptable to the customer. Able to problem solve, plan, communicate with others in real time, and work independently, or as a part of a team, based on the needs of the specific task.

 

Responsibilities:

  • Daily interaction and/or communication with the Facilities Field Supervisor and Licensing Resource Specialist. Submits report of completed work orders to Field Supervisor every other week. Provides status reports on projects as needed.
  • Responds promptly to requests for emergency repairs and assistance.
  • Understands the necessity of correcting safety/licensing issues at facilities.
  • Conducts preventative walk-throughs to assess condition of facilities. Addresses local facility issues in real time. Enters work orders based on findings. Evaluates items such as electrical, mechanical and plumbing systems to ensure they are in good working order and repair.
  • Conducts annual playground, shed, and site inspections as requested by the Field Supervisor.
  • Advises the Field Supervisor and/or Licensing Resource Specialist when specialized repairs or large projects need to be planned, completed, or contracted out. Meets with contractors to explain scope of project.
  • Able to secure and submit quotes to complete work orders.
  • Daily review, prioritization and updating of MaintenancePro to ensure most urgent needs are addressed, activities are tracked, work is documented and all requests are followed through to completion.
  • Plans and prepares for daily/weekly activities. Selects routes that provide greatest efficiency.
  • Maintains records of purchases, warranties, vendor contact information, quotes and tracks specific site information (filter sizes, fall zones etc.).
  • Responsible for planning and scheduling regular maintenance of the company vehicle.
  • Responsible for submitting vehicle inspections and mileage information as requested.
  • Responsible for maintaining a working inventory on assigned vehicle to ensure all needed supplies are available when traveling to work sites. Tracks supplies as removed from the stock warehouse.
  • Responsible for ensuring the Licensing Resource Specialist is aware of upcoming supply needs (bulbs, specialty items, etc.).
  • Ensures time sheet is kept current. Contacts Field Supervisor when absent or requesting time off.
  • Maintains awareness of life and safety, OSHA, and Agency safe work practices while carrying out job duties. Reports injuries, damage to facilities or vehicles and safety concerns to Field Supervisor immediately.

 

Additional Responsibilities:

  • Must provide and maintain a valid Alabama Driver’s License.
  • Supports and understand the vision, mission and values of the Partnership. Adheres to State, Federal and Agency regulations/policies.
  • Effective user of information technology tools and programs (email, Outlook, MaintenancePro, TimeStar), GPS, copy/scan and agency cell phone’s photo/texting capabilities.
  • Other duties as may be necessary to fulfill the responsibilities of this position.

 

Work Relationships and Scope:

Daily reporting/working relationship with the Facilities Field Supervisor. Frequent interaction with the Licensing Resource Specialist, center staff, Classroom Supervisors, vendors and contractors.

Daily

  • Report to the Facilities Supervisor at the beginning of the shift. Be able to plan and prioritize daily work and routes. Be able to adapt to shifting work priorities during the day.
  • Enter all work completed and pending work projects into the work order system. Make notes in the system on unresolved work.
  • At the end of the shift enter into the time sheet all locations visited.

Weekly

  • Mail all purchase receipts into the central office by the end of the week or on last scheduled work day.
  • Check work trucks and clean cabs and beds out. Check and resupply inventory common items used in your area.

Monthly

  • Send gas receipts along and weekly purchase receipts to the central office by the last day of each month.
  • Start all gas power equipment that is stored at your location. Ensure it is in working condition. Notify Central office if repairs are needed.

Quarterly

  • All filters at all sites will be inspected /changed, with the exception of the contracted service locations.

 

 

Knowledge, Skills, and Abilities:

High school diploma or GED. Mechanical aptitude with proven ability to troubleshoot and problem solve a variety of issues. Must know how to use hand tools, power tools, and measuring devices. Experience operating a tractor is preferred. Safely able to Pull/Back a trailer is required. Efficient use of technology to ensure documentation of work and communication with others. Understanding of MaintenancePro, ability to take initiative and make sound decisions. Must be able to problem solve, plan and efficiently use time and resources. Time management and effective record keeping skills required.

 

Working Conditions:

Work is performed indoors and outdoors and requires daily travel to sites throughout northern Alabama counties. This position requires frequent climbing (up to 20 feet), lifting (up to 50 pounds), crawling under buildings/equipment, digging, raking, bending, stretching/reaching, turning, pushing/pulling and twisting commonly associated with repairs and maintenance of all classrooms, multiple playgrounds and several agency facilities. This position requires a valid driver’s license and safe driving record. Must be able to pass an ABI/FBI background check and pass a drug test.
